For below-ground structures, waterproofing design has become a major focus within Gateway 2 submissions. Gateway 2 is a critical stage introduced under the Building Safety Act 2022 for higher-risk buildings. In short, it requires detailed design information including your waterproofing strategy to be submitted and approved before construction can begin. The Building Safety Regulator (BSR) reviews these submissions, and if your information isn’t good enough, the project doesn’t move forward.
For waterproofing, that’s a significant shift. On a smaller domestic job, a solid set of designs would normally be enough. Gateway 2 is different. It’s not necessarily that the designs themselves have changed it’s the paperwork and supporting documentation behind them. CSSW reports, ground investigation reports, evidence of BS8102 waterproofing compliance, BBA-certified product specifications, technical detailing, risk assessments. The whole package.
When Gateway 2 first started coming through, our team made a deliberate decision: we were going to do as much as possible for every submission. Rather than second-guessing what would be required, we went in with comprehensive Gateway 2 waterproofing design packages. Better to do too much and scale back later than to do too little and let a client down.
What that’s meant in practice is producing what I’d call textbook examples of how a Gateway 2 waterproofing submission should look. And something interesting happened as a result, the large-scale developers we work with started expecting that level of detail from everyone. Which meant that other companies who weren’t putting in the same effort were suddenly falling short by comparison.
One of the things I think genuinely sets us apart on Gateway 2 projects is that we offer a free bespoke design service as standard. Most companies either don’t have their own design team or charge separately for bespoke work. We do it as part of the package, and we warranty our designs too which means developers don’t have to bring in two separate entities for the design and the sign-off. It simplifies things considerably.
These issues can lead to requests for additional information, redesign work, and programme delays during Building Control review.
